Appliance repair on Johns Island, city water or well

Where does your water come from? On Johns Island that question decides half the diagnosis. A house on city water along Maybank Hwy fails on pumps and boards; a house on a well off River Rd or Bohicket Rd fails on scale. Either way the visit is the same: $99 diagnosis with a meter, the part named plainly, one written number, repair from the van, thirty-five minutes from our shop.

The route

Two Johns Islands, one service area

Johns Island is the farthest point on our map — thirty-five minutes down I-26, across the Ashley and out Maybank Hwy — and we treat it like every other stop, with no distance fee. What changes is the island itself. Along Maybank from the Stono bridge to the Angel Oak, subdivisions have gone up fast in the last decade: St. Johns Woods, Whitney Lake, Stonoview and the new streets around Fenwick Hall, all on Charleston Water System lines, all stocked with the same builder-grade appliance packages. Turn onto River Rd, Bohicket Rd or Main Rd and the lots stretch out, the mailboxes thin, and the water comes up from a well through a pressure tank in the garage. Same island, two very different repair profiles.

The new construction fails in waves and on electronics: a dishwasher drain pump quits on one street and the neighbors follow within a season; a refrigerator’s inverter board dies in a September storm. The well houses fail on minerals. Iron and calcium collect on washer inlet screens, coat dishwasher heaters, and close down ice maker fill valves until the cubes come out hollow. And nearly every Johns Island garage has a second refrigerator — the beer fridge, the overflow freezer for a boat’s worth of fish — sitting in air that hits 105 degrees by two in the afternoon from June through September. Those are the machines that call us most, and the ones most worth catching before the compressor gives out.

What Johns Island calls about

ApplianceWhat we see most here
RefrigeratorsGarage units cooking in summer heat: clogged condensers, tired fans, compressors clicking on the start relay. Kitchen units with boards taken out by storm surges.
Ice makersFill valves and tubes scaled shut on well water; hollow cubes, no ice, then a frozen block. The first thing a well kills on a new refrigerator.
DishwashersCrusted heaters and spray arms on wells; drain pumps and door latches in the Maybank subdivisions; float switches gummed by iron sediment.
WashersSlow fills from screened-off inlet valves on well water; drain pumps jammed with sand and grit after a day on the water; suspension worn by heavy loads.
DryersLong vent runs in the new two-story builds, humid lint felted at the elbow; heating elements and fuses opening after a season of restricted airflow.
Ranges & ovensPropane igniters on rural Main Rd properties; glass-top elements and oven sensors in the newer kitchens; gas valves that click without lighting.
Fridge

Fridge · garage off Bohicket Rd

A side-by-side in a detached garage, freezer side full of redfish, running nonstop and holding 45 degrees. The condenser is a solid felt of dust and pollen and the fan barely turns. We clean the coil, test the fan and start relay on the meter, name the fan, and write the one number before the swap.

Ice maker

Ice maker · Whitney Lake

Two-year-old French-door on city water, no ice for a week, a thin sheet frozen across the tray. The fill tube is frozen solid and the valve is dripping past its seat. We thaw and clear the tube, test the valve, replace it from the van, and run three harvests before we leave.

Dishwasher

Dishwasher · off River Rd

Well house, dishwasher leaving a white crust on every glass and running cold. The heater is buried in scale and reads open. We confirm the element, descale the spray arms and filter, quote the heater in writing, and suggest a filter on the supply line so the next one lasts longer.

Washer repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Does your Johns Island washer take twenty minutes to fill? That is a well-water symptom, and we see it every week off River Rd and Main Rd. Stopped with water inside, a locked door, a spin that shakes the wall — those are pump and suspension problems, well or not. We test with a meter, name the part and write one number with the $99 diagnostic inside it. Say no and $99 is the whole bill. Book online for up to $20 off the repair.

What you noticeWhat it usually isWhat we do
Fills at a trickleInlet screens and valve scaled by well minerals; pressure tank cycling lowClean or replace the screens, test the valve, replace it if it will not open fully
Won’t drain, won’t spinDrain pump packed with sand and grit or its motor failed; lid lock not registeringClear and test the pump, test the lock, replace what reads open
Bangs and walks on spinSuspension rods or shocks worn; load unbalanced by wet towelsReplace the suspension set, level the machine, verify a clean spin under load
Why is there rust on my clothes from my Johns Island washer?

On a well with iron in the water, orange spots after a wash usually come from the water, not the drum. We check the inlet screens for iron sludge, inspect the tub and agitator for corrosion, and run a fill so you can see the water color. If a bracket has rusted through we quote it; if the iron arrives with the water, a whole-house filter is the fix.

Dryer repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

The two-story builds along Maybank put the laundry upstairs and the vent through a long attic or wall run, and Lowcountry humidity turns the lint inside into felt. The result is a dryer that runs cold or runs forever. We check airflow at the hood first, then test the element, fuse, thermostats and igniter. One written number, $99 diagnostic inside it; decline and you owe $99 only. Up to $20 comes off the repair when you book online.

What you noticeWhat it usually isWhat we do
No heat, drum turnsThermal fuse opened from restricted airflow; heating element or gas igniter failedTest fuse, element or igniter and thermostats; replace the failed part; correct the airflow
Loads take two cyclesVent restricted at the elbow or roof cap; humid lint packed tightMeasure airflow, clear the accessible run, check the hood or cap for a jammed flap
Grinding or thumpingDrum rollers or glides worn; idler pulley seized; belt frayedReplace rollers, idler and belt together, spin-test the drum, check the blower
Can you fix a propane dryer out on Main Rd on Johns Island?

Yes. Propane dryers are common on the rural end of Johns Island and they fail on the same parts as natural gas: igniter, flame sensor and the two coils on the gas valve. We test each with a meter and replace what failed from the van. The tank, regulator and supply line stay with your propane company.

Refrigerator & freezer repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Garage refrigerators are the Johns Island specialty, and June through September they are most of our island route. A kitchen unit warm after a storm or a garage unit holding 45 degrees with a freezer full of fish both get a same-day window. We test compressor, fans, defrost and board, then write one number with the $99 diagnostic inside it; pass on the repair and $99 is the whole bill. Book online and up to $20 comes off the repair.

What you noticeWhat it usually isWhat we do
Garage unit runs all day, warmCondenser coil felted with dust and pollen; condenser fan failing; start relay weakClean the coil, test fan and relay, check compressor draw on the meter
Dead or blinking after a stormMain board or inverter damaged by a surge or hard restartTest board and inverter outputs, replace the failed board, suggest surge protection
Frost on the freezer wall, fridge warmDefrost heater, sensor or board failed; evaporator fan icedClear the ice, test the defrost circuit, replace the part, verify airflow
Is it worth fixing an old garage refrigerator on Johns Island?

Often. The failures a hot garage causes — a dirty condenser, a dead fan, a start relay — are repairs, not death sentences, and the compressor underneath is frequently fine. We test it before saying anything. If the compressor has failed or the sealed system is leaking, we tell you plainly and give you the written number so the decision is yours.

Stove, range & oven repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Johns Island cooks on glass-top electrics in the Maybank subdivisions, natural gas in the older houses near the Stono, and propane out Main Rd and Bohicket Rd. A cold oven, a clicking igniter, a burner that won’t hold a simmer — we test the igniter, elements, sensor, switches and board and name what failed. One written number with the $99 diagnostic inside; say no and $99 is the entire bill. Online booking is worth up to $20 off the repair.

What you noticeWhat it usually isWhat we do
Oven never reaches temperatureWeak hot-surface igniter on gas; bake element or sensor failed on electricMeasure igniter draw or element resistance, replace, confirm with a thermometer
Burner clicks and clicksIgniter cracked or wet; spark module failed; burner cap misalignedDry and test the igniters and module, replace the failed part, verify all burners light
Glass-top element won’t stay onRadiant element or limiter failed; infinite switch wornTest element and switch, replace the failed part, check the terminal connections
My propane oven on Johns Island lights but won’t hold heat. Tank or oven?

Almost always the oven. A hot-surface igniter that has weakened draws too little current to keep the gas safety valve open, so the flame lights, drops out and relights until the bake gives up. We measure the igniter with a meter to prove it, replace it from the van and time the ignition afterward. If the tank were the problem, every burner would struggle at once.

Dishwasher repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

Cloudy glasses and a white crust on a Johns Island dishwasher usually mean a well; standing water and a dead display usually mean a pump or board, and those turn up on city water along Maybank too. We test the specific machine, descale what scale has hit, and put one number in writing with the $99 diagnostic inside it. Decline and $99 is the whole bill. Book online and up to $20 comes off the repair.

What you noticeWhat it usually isWhat we do
White film, dishes coldHeater scaled over or open; spray arms clogged by mineralsTest the heater, descale arms and filter, replace the element if it reads open
Water standing in the tubDrain pump failed; check valve stuck; drain hose kinked behind a new cabinetTest the pump, clear the drain path, replace the pump from van stock
Won’t startDoor latch switch failed; thermal fuse or board faultTest latch, fuse and board, replace the failed part, run a full cycle
How do I keep well water from wrecking my Johns Island dishwasher again?

Two things help most: a sediment and scale filter on the supply line, and a monthly descaling cycle with a citric-acid cleaner. Rinse aid slows the film on glasses. When we repair a scaled machine we clean the arms and filter and check the heater, and we tell you how heavy the buildup was so you know how often to run the descaler.

Ice maker repair on Johns Island

$99 diagnostic, inside the repair · up to $20 off online

On a Johns Island well, the ice maker is the canary. Its fill valve has the smallest orifice in the house and scale finds it first, so hollow cubes and then no ice are how many well owners learn what their water is doing. City-water units off Maybank fail on frozen tubes and worn modules instead. We test, name the part and write one number with the $99 diagnostic inside it; say no and $99 is the whole bill. Up to $20 off the repair when you book online.

What you noticeWhat it usually isWhat we do
Hollow or shrinking cubesFill valve restricted by scale or iron; screen cloggedMeasure the fill volume, replace the valve and screen, verify full cubes
No ice, tray dryValve fully blocked; ice maker module failed; freezer too warmTest valve, module and freezer temperature, replace what failed
Block of ice in the binFill tube frozen and overflowing; valve seeping past its seatThaw and clear the tube, test the valve for seepage, replace and run three harvests
Will a water filter save the ice maker in my Johns Island house?

It helps a great deal on a well. A sediment filter plus the refrigerator’s own filter keeps grit and most scale out of the fill valve, which is where the trouble starts. It does not undo a valve that is already half closed; that gets replaced. We install the new valve, clear the fill tube and check the cube size before we leave.

Johns Island questions

Johns Island is the edge of your map. Is there a travel charge?

No. Thirty-five minutes from the shop is our limit and Johns Island sits inside it, so the price is the same as North Charleston: $99 for the diagnosis, and that $99 is inside the written repair price when you approve. Decline and $99 is the whole bill. We don’t add anything for the drive down Maybank Hwy.

My Johns Island house is on a well and septic. Does that matter for repairs?

It matters for what fails and how we work. Well minerals scale valves, screens and heaters, so we check those first on any water-using machine. Septic changes little for us — a washer or dishwasher drains into it just as it would a sewer — but if a machine has been leaking for weeks we mention it so you can keep an eye on the drain field.

Do you fix garage refrigerators and freezers on Johns Island?

Yes, and in summer it is most of what we do here. A garage refrigerator in July works twice as hard as the one in the kitchen, and it fails on the condenser, the fan and the start relay long before the compressor. We hold same-day windows for a warm refrigerator or freezer six days a week, Monday to Saturday.

The appliances in my new Maybank Hwy house are all failing at once. Normal?

Common, unfortunately. Builder packages are bought in bulk and installed the same week, so the same pump or board reaches the end of its life in every house on the street within a year of each other. We stock the high-failure parts for those brands in the van, which is why most Johns Island subdivision calls close the same visit.
