Ladson is fifteen minutes from the shop: Ashley Phosphate Rd to US-78, or straight up Ladson Rd. We cover College Park, the streets off Royle Rd and every new subdivision going in along the county line, plus the rentals in between. A $99 diagnosis with a meter, the failed part named, one written price, and most repairs finished from the van that visit.

Ladson is where three counties meet, and the appliance calls come from all of them. The van leaves W Montague Ave, runs up Ashley Phosphate Rd or Dorchester Rd to Ladson Rd, and is in College Park in a quarter of an hour. US-78 is the spine: the older streets off it, the new builder subdivisions filling in the fields between Ladson Rd and Royle Rd, and the apartment complexes that house a lot of people who work at Boeing, the airport and Joint Base Charleston. We run Ladson with Summerville and Goose Creek, so a morning slot is usually open the same week, and a warm refrigerator gets a same-day window.
The housing is mostly 1990s onward, with a real wave of new construction in the last ten years, and the appliances in it are builder packages that age out street by street. When one Whirlpool dishwasher on a Ladson cul-de-sac fails on its drain pump, its neighbors are usually a season behind. The water matters here in a way it does not closer to the harbor: Berkeley County Water and Sanitation on one side of the line and Dorchester County water on the other, both mildly to moderately hard. After four or five years, scale shows up on dishwasher inlet valves, ice maker fill valves and washer screens. It is manageable, and we know where to look for it.
| Appliance | What we see most here |
|---|---|
| Refrigerators | Builder-grade side-by-sides and French-doors failing on evaporator fans and defrost parts as whole subdivisions hit ten years; garage fridges in summer. |
| Dryers | Long vent runs from second-floor laundry rooms, thermal fuses and heating elements, and the drum rollers that humidity rusts. |
| Washers | Front-load drain pumps and door locks, top-load shifter actuators, and inlet screens narrowed by county-water scale. |
| Dishwashers | Drain pumps on the original units in the 2000s houses, inlet valves slowed by scale, spray arms with mineral crust. |
| Ranges & ovens | Glass-top radiant elements, gas igniters on newer slide-ins, and control boards lost to storm-season power flickers. |
| Ice makers | Fill valves scaled to a trickle after a few years, hollow cubes, and the Samsung and LG French-door freeze-ups. |
A 2006 house, the dishwasher leaving an inch of gray water after every cycle for a month. Drain pump hums and does not move water; the impeller is locked on a glass shard. Pump replaced, drain hose loop checked, inlet valve screen brushed clear of the scale that county water leaves behind.
A French-door refrigerator in a rental, tenant reporting warm milk, the owner two states away. Freezer still cold, evaporator fan silent when the doors are closed. Fan motor replaced from the van, temperatures logged falling, written number approved by text and invoice sent to the owner.
A townhome with the laundry upstairs, dryer taking two cycles. Airflow at the machine is strong and at the roof hood is almost nothing. Thermal fuse reads fine, so far. Transition duct and the first run cleared, the rest of the roof run flagged in writing, and a heat test done before leaving.

A washer that stops with a full tub, refuses to spin or leaks across a Ladson laundry room usually has one failed part, and it is usually a drain pump, a lid lock or a door boot. Our Ladson washer technician meters the pump, the lock and the actuator before naming anything, checks the inlet screens for county-water scale, and writes one price with the $99 diagnosis inside it. Approve and we repair from the van; decline and $99 is the whole bill.
| What you notice | What it usually is | What we do |
|---|---|---|
| Water will not drain | Drain pump jammed or failed, or a kinked hose behind the unit | Clear or replace the pump, check the hose and standpipe, run a drain cycle |
| Fills slowly or not at all | Inlet screens narrowed by scale, or a failed inlet valve | Clean the screens, meter the valve solenoids, replace the valve if it is weak |
| Will not spin, clothes soaked | Lid lock or door lock not registering, or a failed shifter actuator | Meter the switch and actuator, replace the failed one, run a spin test |
On Ladson’s county water, the fine mesh screens inside the inlet valve collect scale over a few years and choke the fill down to a trickle. Cleaning them helps; a valve whose solenoid has weakened needs replacing. We check both on the visit and put one number in writing for whatever is needed.

Ladson’s newer houses put the laundry room upstairs or in the middle of the floor plan, so the dryer vent runs a long way to daylight, and a long run in humid air fills with lint. The dryer overheats, the thermal fuse opens and the towels come out cold. Our Ladson dryer technician meters the fuse, the element or igniter and the thermostats, measures airflow at both ends, and writes one price with the $99 inside it. No heat calls get priority.
| What you notice | What it usually is | What we do |
|---|---|---|
| Runs, no heat | Thermal fuse, heating element or gas igniter | Meter each, replace the failed part, check the vent so it does not repeat |
| Two cycles to dry | Vent airflow starved by a long or lint-packed run | Measure airflow at machine and hood, clear the near run, flag the rest in writing |
| Squeal or thump | Rusted drum rollers, dry idler pulley, worn glides | Replace the roller set and idler, new belt if worn, run a timed cycle |
Age is not the issue; airflow is. A second-floor laundry room in a Ladson subdivision can have thirty feet of vent, and once it packs with lint the dryer overheats and pops its thermal fuse no matter how new it is. We replace the fuse and measure the airflow so you know whether the vent needs a full cleaning.

When a whole Ladson street bought the same builder-grade refrigerator in the same year, the evaporator fans and defrost heaters fail within a season of each other, and July finds them out. A warm refrigerator in Ladson gets a same-day window. Our technician logs temperatures, meters the compressor, the fans and the defrost parts, and names the failed one in plain words with one written price. The $99 diagnosis is inside that price; decline and $99 is the whole bill.
| What you notice | What it usually is | What we do |
|---|---|---|
| Fridge warm, freezer fine | Evaporator fan quit or defrost system iced the coil | Pull the back panel, meter the fan and defrost parts, thaw and replace |
| Clicking, no cooling | Start relay or overload failing, or an inverter board after a surge | Meter the relay and compressor windings, replace what reads wrong |
| Water under the unit | Blocked defrost drain or a cracked ice maker fill line | Clear the drain, replace the line or valve, check the pan and floor |
Usually, yes. Ladson is fifteen minutes up Ladson Rd, and a warm refrigerator is the one call we move to the front of the day. Keep the doors shut and move what you can to a cooler. If the freezer is still cold, leave it closed; it will hold most of a day on its own.

Ladson kitchens are mostly glass-top electric ranges and a growing number of gas slide-ins, and both fail in predictable places: radiant elements that open up, igniters that weaken until the oven will not light, and control boards that go dark after a storm-season power flicker along US-78. Our Ladson range technician meters the element or igniter, checks the sensor and the board, and writes one price with the $99 diagnosis already in it. Gas connections are leak-checked before we leave.
| What you notice | What it usually is | What we do |
|---|---|---|
| Oven will not heat | Bake element open, weak gas igniter or a board relay | Meter the element or igniter draw, replace the part, test to temperature |
| Burner dead or stuck on high | Radiant element or infinite switch on a glass-top | Meter both, replace the failed one, check the glass for damage |
| Dead display after a storm | Control board or a blown fuse on the board | Confirm power at the terminal block first, then replace the board if needed |
Both. Newer Ladson subdivisions have brought in a lot of gas slide-in ranges, and those fail on igniters, spark modules and valve coils. Older houses have coil and glass-top electrics that fail on elements and switches. Same $99 diagnosis, same written number, same written warranty either way.

Ladson dishwashers fail two ways. The original builder units in the 2000s houses lose their drain pumps and wash motors, and every dishwasher on county water eventually slows down as scale narrows the inlet valve and crusts the spray arm holes. Our Ladson dishwasher technician runs a cycle with the toe panel off, meters the pump, the heater and the valve, and writes one price with the $99 inside it. Decline and $99 is the whole bill.
| What you notice | What it usually is | What we do |
|---|---|---|
| Water left in the bottom | Drain pump jammed or failed, or a stuck check valve | Clear the sump, replace the pump if needed, run a drain cycle and watch |
| Dishes come out dirty | Scaled spray arms, weak wash motor or a failed heater | Clean or replace the arms, meter the motor and heater, check wash temperature |
| Fills slowly | Inlet valve scaled or failing | Meter and replace the valve, check the supply line and screen |
Partly. Mild scale from county water leaves spots and slows the fill, and a rinse-aid dispenser that has failed makes it worse. We check the heater, the dispenser and the valve, clean the arms and tell you what a monthly citric-acid cycle will and will not fix on your machine.

The ice maker is where Ladson’s county water shows up first. Scale settles in the fill valve, the fill shortens, the cubes come out hollow, and eventually the tray gets nothing at all. Add the freeze-ups on Samsung and LG French-door units and you have most of our Ladson ice calls. Our technician confirms the freezer temperature and water supply, meters the valve and module, and writes one price with the $99 diagnosis inside it.
| What you notice | What it usually is | What we do |
|---|---|---|
| Hollow or small cubes | Fill valve scaled or weak, low pressure to the fridge | Measure the fill, replace the valve, check the supply line |
| No ice at all | Module failed, valve not opening, or freezer not cold enough | Check temperature, force a harvest, meter the valve and module |
| Ice on the freezer floor | Fill tube frozen or valve sticking open | Thaw the tube, meter and replace a slow-closing valve |
Water. North Charleston is on Charleston Water System water, which is soft. Ladson is on Berkeley or Dorchester county water with mild to moderate hardness, and the fill valve is the smallest orifice in the house, so scale shows there first. A new valve fixes it; a filter changed on schedule slows it down.

Ladson is fifteen minutes from the shop up Ladson Rd or US-78, and it sits on the same route as Summerville and Goose Creek, so we are up there most days. A warm refrigerator gets a same-day window. Everything else is usually the same week and often the next day, Monday to Saturday.
Mildly to moderately, yes. Berkeley and Dorchester county water leaves scale on inlet valves, ice maker fill valves and dishwasher spray arms after a few years. It is not the well-water scale you see out in the country, but it is real. We check for it on every water-using appliance and tell you what we find.
Yes, often. Ladson has a lot of rentals near US-78 and in the newer subdivisions. The tenant is home for the visit, the owner or manager gets the written number by text and approves, and the invoice and written warranty go to the owner. A part that has to be ordered returns with no second trip fee.
The visit starts with a $99 diagnosis: a meter on the machine, the failed part named in plain words and one written number for the repair. The $99 is already inside that number. Approve it and we repair, usually the same visit. Say no and $99 is the whole bill. Booking online takes up to $20 off the repair.
