The route

Turnover day on the islands

Saturday morning on Isle of Palms is a clock. Cleaners are in by ten-thirty, the linen van is behind them, and the manager has a list of houses on Ocean Blvd and Palm Blvd that have to be right by four. When something on that list is an appliance, we are the next call, and we hold Saturday windows for exactly this. The route runs I-526 to the Connector for IOP and Wild Dunes, or Coleman Blvd to the Ben Sawyer Bridge for Sullivan’s Island — Middle St, the Station streets, the houses out toward Breach Inlet — and the drive is thirty-five minutes either way. Owners in Charlotte or Atlanta approve the written number by text; the tenant, the guest or the manager lets us in.

Beach houses fail in ways inland houses don’t. Nearly everything sits on pilings, so the laundry is often in an elevated ground-floor room open to the breeze, and the dryer vent runs a short, sand-clogged path to a hood that faces the ocean. Salt air pits refrigerator condensers, corrodes dryer terminal blocks and eats the contacts on range switches. Sand tracked in from the beach ends up in washer drain pumps and dishwasher filters. Rentals run their machines like a laundromat, ten loads on a changeover day, on builder-grade appliances bought by the case. And every June through November an offshore storm sends a surge down the line and a control board goes dark in Wild Dunes. The water itself isn’t the problem here. The air and the workload are.

What Isle of Palms and Sullivan’s Island call about

ApplianceWhat we see most here
WashersRental front-loaders running a dozen loads on changeover day: drain pumps full of sand and hair ties, door locks worn out, bearings roaring in machines under five years old.
DryersTerminal blocks corroded by salt air, vent hoods jammed with sand, thermal fuses opened by heat that could not leave the drum; two-cycle loads on a busy Saturday.
RefrigeratorsPitted condensers and seized fans on oceanfront units, boards knocked out by storm-season surges, second refrigerators under the house running warm in August.
DishwashersFilters packed with sand and shell grit, door latches worn by constant use, drain pumps quitting in builder-grade units three years into a rental career.
Ranges & ovensGlass-top elements and igniters in kitchens that cook for twelve; corroded infinite switches; wall ovens in Wild Dunes reading cold on a thermometer.
Ice makersWorking overtime in July for coolers and drinks: worn ejector motors, fill tubes frozen from over-harvesting, valves leaking into the bin.
Washer

Washer · Ocean Blvd

Six-bedroom rental, front-loader stopped mid-cycle with a drain error two hours before check-in. The pump is packed with sand and a child’s sock. We clear it, test the pump under power, run a drain-and-spin, and text the manager a photo of the display reading normal before the cleaners have finished upstairs.

Fridge

Fridge · Wild Dunes

Kitchen refrigerator dark after an overnight storm, owner in Charlotte, guests arriving at four. The inverter board took the surge; the compressor tests fine. We text the owner the written number, get a yes in ten minutes, replace the board from the van and check the condenser while the back is open.

Dryer

Dryer · Middle St

Sullivan’s Island cottage, dryer running cold, terminal block behind the machine green with corrosion from years of salt air. The heating element reads fine; the connection was the failure. We replace the block and cord end, test the heat circuit, and clear the sand out of the vent hood on the way out.

Washer repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

A rental washer on Isle of Palms does a laundromat’s work on a residential machine, and sand comes along for every load. When it stops full of water, locks the door or starts roaring on spin, we test the pump, lock, bearings and board with a meter and name what gave up. One written number with the $99 diagnostic inside it, or $99 as the whole bill if you decline. Book online and up to $20 comes off the repair.

What you noticeWhat it usually isWhat we do
Stops with water inside, error on displayDrain pump packed with sand, shells and hair ties; pump motor failedClear the pump and hose, test under power, replace the pump if it reads open
Jet-engine roar on spinTub bearings worn out by heavy daily loads; spider arm corrodedConfirm bearing play, quote the bearing and seal job or advise against it plainly
Door won’t unlock or won’t startDoor lock assembly worn by constant use; board not seeing the lockTest the lock and board, replace the lock, run a full cycle to confirm
Why does the washer in my Isle of Palms rental keep clogging?

Beach sand and shell grit. It comes in on towels and swimsuits, settles in the drain pump and filter, and eventually jams the impeller or holds the check valve open. We clear it and show the manager where the filter door is so it can be checked between guests. A mesh bag for swimwear and a quick towel shake on the porch cut the calls by half.

Dryer repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

Island dryers fail from the outside in. Salt air corrodes the terminal block behind the machine, sand fills the vent hood, and Lowcountry humidity packs the lint that gets past it into felt. A dryer running cold or running two cycles on a turnover day gets the vent measured and the heat circuit tested with a meter. One written number, $99 diagnostic inside it; say no and you owe $99 only. Up to $20 off the repair when you book online.

What you noticeWhat it usually isWhat we do
Drum turns, no heatTerminal block corroded and arcing; heating element or thermal fuse openInspect and replace the block and cord end, test element and fuse, replace what reads open
Two cycles per loadVent hood jammed with sand or a stuck flap; humid lint packed in the short runClear the hood and run, measure airflow, confirm the cycle time drops
Squeal or scrapeDrum rollers rusted by salt-humid air; felt seal worn; belt glazedReplace rollers, seal and belt together and spin-test the drum
Is a dryer in an open ground-floor laundry on Sullivan’s Island safe?

It is common on pilings and it works, but the salt air gets to the back of the machine. We check the terminal block and cord end for green corrosion on every island dryer call, because an arcing connection reads as no heat and can scorch the block. If yours is corroded we replace it and the cord end together and test the full heat circuit afterward.

A warm refrigerator in a beach rental is a same-day call, and we hold windows for it six days a week. Oceanfront units fail on pitted condensers and seized fans; every kitchen on the islands is one summer storm from a dead control board. Book online for up to $20 off the repair.

Can the owner approve a refrigerator repair on Isle of Palms from out of state?

Yes. The manager or guest lets us in, we diagnose, and we text the owner a written number with the $99 diagnostic inside it and a photo of what failed. A reply of yes starts the repair from the van, usually the same visit. The owner receives the invoice and written warranty by email without ever crossing the Connector.

Stove, range & oven repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

Beach-house kitchens cook for a crowd, and salt air works on them between guests: infinite switches lose contact, igniters corrode, wall ovens in Wild Dunes drift cold. A dead burner, a clicking igniter or an oven that won’t hold temperature gets the igniter, elements, sensor, switches and board tested with a meter. One written number with the $99 diagnostic inside; decline and $99 is the entire bill. Online booking is worth up to $20 off the repair.

What you noticeWhat it usually isWhat we do

Gas burner clicks, won’t lightIgniter corroded or wet; spark module failed; ports cloggedClean and test the igniters and module, replace the failed part, verify each burner

Do you service the built-in wall ovens in Wild Dunes and on Sullivan’s Island?

Yes, including Thermador, Wolf, Viking, Bosch and Miele alongside the standard brands. Built-ins fail on sensors, relay boards and igniters like any other oven; the difference is how they come out of the cabinet, and we bring what that takes. The diagnosis is the same $99, and it sits inside the written number if you approve the repair.

Dishwasher repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

Island dishwashers eat sand. It rides in on plates from the porch, settles in the filter and drain pump, and three seasons into a rental the pump quits or the latch wears out from a hundred openings a week. Standing water, dirty dishes or a door that won’t register gets the pump, latch, arms and board tested. One written number, $99 diagnostic inside it; say no and $99 is the whole bill. Up to $20 comes off the repair when you book online.

What you noticeWhat it usually isWhat we do
Water left in the bottomDrain pump clogged with shell grit or failed; check valve stuckClear the filter and pump, test under power, replace the pump from van stock
Dishes come out dirtySpray arms blocked by sand; wash pump worn; filter packed solidClear the arms and filter, test the wash motor, replace what is worn
Lights blink, won’t runDoor latch switch worn out; control board faultTest the latch and board, replace the failed part, run a complete cycle
How often should a rental dishwasher on Isle of Palms have its filter cleaned?

In season, between every guest group, and it takes a minute. Most filters twist out of the tub floor and rinse in the sink. The sand and shell grit that collects there is what kills drain pumps and blocks spray arms, and a clean filter is the simplest thing a cleaner can do for the machine. We show the manager the filter on every visit.

Ice maker repair on Isle of Palms and Sullivan’s Island

$99 diagnostic, inside the repair · up to $20 off online

An ice maker in a beach house is emptied into a cooler every morning of July, and that pace wears out ejector motors, freezes fill tubes and finishes off valves that would have lasted years in a quiet kitchen. No ice, hollow cubes, or a block in the bin gets the module, valve and freezer temperature tested. One written number with the $99 diagnostic inside it, or $99 as the whole bill if you decline. Book online and up to $20 comes off the repair.

What you noticeWhat it usually isWhat we do
No ice on a hot weekEjector motor or module worn out; freezer running warm from an open doorTest the module and freezer temperature, replace the ice maker assembly if it is dead
Block of ice in the binFill tube frozen from constant harvests; valve seeping past its seatThaw and clear the tube, test the valve for seepage, replace it, run three harvests
Hollow or small cubesFill valve weak or screen clogged; line kinked behind the unitMeasure the fill, replace the valve and screen, verify full cubes
Why can’t the ice maker in my Sullivan’s Island rental keep up in summer?

Because it was never meant to fill coolers. A built-in ice maker makes a few pounds a day, and a house of ten drains the bin faster than it refills. That is normal. When it stops altogether, or the cubes shrink and hollow out, something has failed, and we test it. If the machine works and the demand is the problem, we say so and charge only the $99.

Isle of Palms & Sullivan’s questions

Do you charge a bridge or island fee for Isle of Palms and Sullivan’s Island?

No. Both islands are thirty-five minutes from the shop, over the Connector or the Ben Sawyer Bridge, and that puts them inside our normal area at the normal price. The $99 diagnostic is inside the written repair price when you approve. If you say no to the repair, $99 is the whole bill. There is nothing added for the drive or the bridge.

Can you work around a Saturday rental turnover on Isle of Palms?

Yes. We are open Saturday from nine to three and hold morning windows for turnover calls. Tell us the check-out and check-in times when you book and we schedule against them. The manager or cleaner lets us in, the owner approves the written number by text, and most turnover repairs close from the van in a single visit.

Does salt air really shorten appliance life on Sullivan’s Island?

Yes, especially on the oceanfront blocks and anywhere the laundry sits open to the breeze under the house. It corrodes dryer terminal blocks, pits refrigerator condenser fins and eats the contacts on range switches. Inland toward the Intracoastal it matters less. When we find corrosion we show it to you and quote only what failed because of it.

My Isle of Palms rental has two refrigerators and a freezer. Do you do all of them in one trip?

Yes. One trip, one $99 diagnosis per machine you ask us to look at, and each repair written as its own number so the owner can approve them individually. Second refrigerators under the house and garage freezers fail most in summer, so if you are already calling about one it is worth having the others checked the same morning.
